Long Cove — Cedar Creek Lake, Texas  (2010 — Present)**

  • 1,000-acre lakeside residential community
  • Provided a conceptual cost estimate for roads, water, sewer, drainage, dry utilities, and shoreline improvements for the 400 + unit Master Plan
  • Conducted a study covering the physical characteristics and the current real estate conditions at seven comparable lakes
  • Actively coordinating the entitlement, design and construction of Phase 1 (30 lots)

Edwards Ranch — Fort Worth, TX  (2004 — 2010)*

  • 850-acre infill Greenfield master-planned community
  • Oversaw Planning, Entitlement, Financial Analysis & Budgeting, Infrastructure & Landscape Construction, Marketing and Branding
  • Coordinated the efforts of land planners, engineers and landscape architects
  • Worked closely with franchise utilities (Oncor, Atmos and AT&T) and public agencies (City of Fort Worth, TRWD, USACOE and Streams & Valleys)
  • Created project schedules, pro-formas, budgets, feasibility studies & cost analyses
  • Dealt with a Tax Increment Financing (TIF) District, as well as a HOA & POA
  • Established Design Guidelines for both residential and commercial development
  • Diligently preserved the natural beauty of the property through appropriate land planning, tree preservation and park dedication
  • Property Management duties included security & landscape maintenance
  • Marketing & Sales duties included overseeing the creation of the project website, naming & branding, signage design & installation, event coordination, ad campaign design, customer database management, customer sales, broker relations and giving presentations

Furst Ranch — Flower Mound, TX  (2005 — 2010)*

  • 1,800-acre family ranch — land stewardship & reforestation project
  • Secured entitlement for high density through complex public process
  • Active in acquiring a permit from TCEQ for the construction of a dam (lake)

Westlake Corporate Campus — Westlake, TX  (2010)*

  • Feasibility Study for a possible corporate relocation
  • Analyzed a 24-acre tract of land for development possibilities — zoning constraints, site constraints, maximum potential build-out analysis (structure vs. surface parked), availability of utilities, access

The Summit: Bechtel Family National Scout Reserve — Mt. Hope, WV  (2008 — 2009)*

  • Site Selection Search — 5,000 + acres for new Boy Scout facility
  • Performed feasibility studies on three finalist sites applying a similar program of uses to each site — created detailed cost estimates and development schedules

Fort Worth South Re-Development — Fort Worth, TX  (2007)*

  • Feasibility Study for a mixed-use infill development
  • Provided a project pro-forma and partner investment analysis for the 2-acre site — mix of retail, office and residential uses, structure parking

Alliance Texas & Circle T Ranch —Fort Worth / Westlake, TX  (2003 — 2007)*

  • 17,000-acre master-planned community & industrial park
  • Provided planning & marketing advice on numerous Alliance projects

Kelly Ridge — Mooresville, NC  (2003 — 2005)*

  • 60-acre family farm — potential re-development into mixed-use center
  • Provided a project pro-forma and investment analysis
  • Created value prior to a land sale through entitlement

Wichita Falls Business Park — Wichita Falls, TX  (2003 — 2006)*

  • 500-acre business park — predominantly light industrial / flex office space
  • Worked with Wichita Falls Board of Commerce & Industry to effectively develop and market their project
  • Created Development Guidelines & CCR’s to positively influence park build-out
  • Oversaw the extension of off-site utilities to the Business Park, and the construction of the park’s entry monuments and landscaping

North Carolina Global TransPark — Kinston, North Carolina 
(2003 – 2005)*

  • 2,500-acre industrial-logistics facility in eastern North Carolina with 11,500’ runway
  • Assisted the North Carolina Global TransPark Foundation and the North Carolina Department of Transportation with reorganizing management, prioritizing fundamental business, and repositioning the industrial airport project
